with oil-fired underfloor heating,
electric log-effect stove included. Wi-Fi and Cable Broadband Internet, TVs to
lounge/bedroom, DVD player + selected discs, VCR + videos, radio/cassette/CD
player. Washer/dryer, dishwasher,
fridge, freezer, cooling fan, cooker, microwave oven, duvets, bedlinen,
towels.
Strictly no smoking in the cottages
Adults only; sorry no babies or children
Ample private parking
PRICES - Low season from £275 per week,
varying to high season £425 per week. Additional pets (well controlled/behaved)
welcome at £15 each.
Short stays may be available. Long stays prices negotiable: we require a
deposit of £125 per week of total let, and the balance paid in full prior to commencement of let.

SHORT NOTICE AND SHORT STAY BREAKS ARE
SUBJECT TO AVAILABILITY
Minimum price for 1, 2 or 3 nights = £225.00 for 1 to 2 persons, at a
minimum of one weeks notice of
commencement of booking, during summer months. During off-season, advance
notice of short lets may be available on application.
Please note short lets as above cannot be taken as an advance booking for
further than one week ahead of commencement of booking, particularly in peak months,
but negotiable during winter months. Then
£55 per night (for 2 persons) extra for 4th, 5th, & 6th nights (dependent
on month). Lets are from Saturday to Saturday.
Arrivals/Departures on other days will be subject to a supplementary charge.
Advance booking deposit £125.00 then balance
required 12 weeks prior to arrival date. For bookings with less than 12 weeks notice,
full payment will be required prior to arrival as confirmation of booking.
Also, £125 deposit/payment required for each week of total let, if over the 12 weeks notice of booking commencement date. Well
controlled/behaved pets welcome @ £15.00 each pet per week. Short let £10.00
per pet.

Both cottages are designed for 2 people, with a double
sofa-bed for overnight stay of guests at additional cost of £15.00 each for one
night, and £10.00 each per night per person
thereafter.

Terms And Conditions
TO CONFIRM BOOKINGS
We must receive definite confirmation by phone or email on the
understanding that the required deposit or full payment (short-notice booking)
be sent immediately you have booked. On receipt of your payment to us, a receipt will be sent to you. This
receipt is confirmation of the booking, and should be available on arrival if
requested by us.
When confirming bookings with your deposit/full payment, please
write your name, address, postcode and contact phone number clearly, in order
that we can send the receipt without error.
For bookings agreed at very short notice (too close for postal
services), payment should be made on arrival, when collecting the keys.
Please note: Full payment is required 8 weeks prior to arrival
date.
CANCELLATION OF BOOKINGS:
If a deposit or full payment is received to confirm a booking,
then cancelled within two weeks of booking, then a full refund less £25.00
cancellation fee per week booked will be charged, and the balance will be refunded to you.
Cancellations outside two weeks of booking will not be refundable, whether a deposit or
full payment being made, unless we are able to rebook other clients, then a
full refund less £25.00 cancellation fee per week booked will be charged,
and the balance will be
refunded to you.
Cancellations should in the first instance be made by phone, and confirmed by
email or post. You may wish to take out your own insurance to cover this
eventuality, or check any existing insurance you have with your bank accounts
to see if this cover is provided.
DAMAGE TO PROPERTY :
Please notify us of any damage or breakages that may occur
in our cottages so that this may be rectified for the next guest. Please do not leave without
informing us of any accidents or faults, so as to assist us in rectifying these problems. If damage is deemed to
have been caused by wilful neglect or damage by you we reserve the right to
levy any charge that may be required to rectify any damage, and, or breakages.
If there are any accidental spills or stains on
fabric/materials/furniture please notify us as soon as possible while wet so we
can get it professionally dealt with.
Place mats are provided to protect all timber surfaces we
therefore request that you use them. Particularly
for wet and hot items.
PETS:
Pets are not allowed in or on the beds or furniture.
Any mess created by pets is required to be cleaned up immediately by the pets'
owners.
COMPLAINTS:
In the event of any complaints please notify us whilst in
residence in the first instance so that if at all possible any problems may be
resolved before you leave.
We make every possible effort to make your stay an enjoyable
and memorable stay.
If this turns out not to be the case please notify us of any
grievance so that we may endeavour to rectify any problems.
